There are several types of insurances needed to run a legitimate janitorial service: liability, workers comp, and bond. I want to disclose that I am not an insurance expert and this article is general in nature, so do not rely on this information in this article.

Many companies try to self insure with no capital to back it up. If a claim arises and the janitor service can’t pay who will they look at next? You probably guessed it. So the real question is who is saving the money when the janitorial service doesn’t have insurance? I wonder?

Two types of claims covered are important, so ask your insurance expert about per occurrence and claims made when buying insurance. No one likes making insurance payments, but when something happens it’s nice to have here in Tucson.

Cotton vs. Microfiber towels

Some people don’t know microfiber can be bought in stores like Target and Home Depot, Also, it has many uses in our industry like multi use towels, flat and string mops. Microfiber is available in many colors which helps in the office cleaning cross contamination.

Microfiber, the name is derived from the size of the fiber that is many times smaller than a horses eye lash. The microfiber towel can absorb 10 times more liquid than the typical bar mop towels that are still around and have their use in office cleaning.

A plus of the microfiber is it is woven and will not lint like a cotton towel. Compared to the cotton towel the microfiber will last a long time. Also, the microfiber has a higher absorption level than the cotton towel. They trap bacteria, dust, water, and we use them wet for best results in our business.

Cotton bar mop towels still have their use and we use them with lemon oil and de-sol-it. Another area is in small tight areas the cotton towels are good for spreading wax on floors. However, microfiber does a better job cleaning and absorbing overall.

Besides uses in the janitorial business microfiber is used in shower curtains, sheets, and towels as well. Originally microfiber was used for anti slip flooring and the rest of the story is history.. Also, we noticed that the microfiber holds up better to more laundering overall.

The floors are usually last on the list to clean. Carpet is one pass with the vacuum where tile floors need two passes, sweep and mop. There are several types of flooring surfaces with different maintenance requirements. Laminate and wood flooring are not wet mopped with water. My opinion is concrete is the best flooring.

Supplies to do the actual cleaning almost always are supplied and paid by the cleaning contractor. There are occasions when the owner will supply some or all the cleaning supplies. Also, they may want a certain product used. It’s always good to talk about it upfront before starting.

Supplies that are consumed: toilet paper, hand towels, soap…. These supplies can work a number of ways on how they are purchased and delivered. The once a week account the owner will usually will handle the supplies and on a five day a week account the cleaning contractor will handle them. Again, it can work a number of ways and we will work within your system.

We can order the supplies and the supplier delivers with the bill coming to either one of us. Or at a few of our accounts the supplies are built in the monthly price so the owner has a consistent monthly amount to pay making it easier to budget.

The burning question is will I save money if I buy the supplies from Desert Cleaning? The answer is real close and it depends on the business situation. For example: the secretary goes to costco once a week and buys the supplies, along with other items. I have been told that they like getting out of the office for a few hours.

I email our monthly bill for services and supplies. We use gmail, and for some reason our email and the new account email don’t always connect, so we have a few accounts that we mail our bill. Microfiber Towels, don’t ruin them

In Tucson here are some caring and tips for microfiber towels. We use microfiber towels and have noticed with proper care they work better and last longer, amazing. Most of what we have experienced is the dryer plays a big part in keeping the microfiber together. A big part of cleaning microfiber is using a dryer.and how it can destroy the microfiber on high heat.

When your microfiber towel is not absorbing and not as soft as it was in the past it could be the drying process after the washer. Microfiber is designed to last hundreds of washiings. The dryer can ruin the small fibers if it is dried on high heat or for a long time in the dryer.

We think air drying is the best method to dry microfiber. Then no heat in the dry followed by low heat in the dryer. When we use the low heat in the dryer it is for a few minutes then we put the dryer on air dry. My opinion is experiment with the drying process and let me know.

Who pays for the supplies? It can work a number of ways and we can usually accommodate you without a problem. Concerning the saving buying through us is about the same, it depends on the product. Also, we can include the supplies in one monthly cost, it’s up to you.

Let’s begin with dusting of the offices. It is wild that this is a problem, but over the years I have seen it many times on building tours. Knowing where to dust and not to dust is critical. That's why it is smart to ask in the beginning so you get off on the right foot. Also, we go by the rule “dust any clear horizontal surface.” It is worth talking about up front.

Can you upgrade your building or office inexpensively? Yes. The secret is in the restrooms. Buy the best toilet paper, hand towels, soap…. Everyone will love it and be happy. When the office or building is supplied with low grade products people notice and it is a reflection on the business. Who likes one ply toilet paper?

Most office break rooms or lunchrooms are a busy place and needs cleaning. Here’s a list of some of the services needed: trashing, sweep and mop, clean the counters and sink, clean tables…. Who delivers the supplies? The janitor supply store can deliver the supplies but may require a minimum order amount. The cleaning company many times will deliver the supplies. The office manager may go to costco and pick up the supplies themselves and it is a good way to get out of the office for them.

Billing and paying for the janitorial supplies can work a number of ways too. First, we can give you one price for everything, including the supplies. We can pay for the supplies then put it on our monthly invoice to you. You can set-up an account at the supply store and charge them. You can buy them at Costco and get out of the office. It’s up for discussion.

Janitorial Supplies

There are two categories of office cleaning supplies. The cleaning supplies to do the actual cleaning and the consumable supplies used in the restrooms. I wrote about the consumable supplies and now I’ll cover the supplies needed to do the actual cleaning in this article.

Restroom supplies: There are the toilet bowl cleaners like acid and nonacid. Windex for the mirrors to have a super clean look. Polish for the stainless steel to bring it to a high shine. A good hospital grade floor cleaner for the mop water. To remove and clean fingerprints off doors you might use a degreaser like 409.

The reception counter that needs a degreaser to clean fingerprints and windex for the interior/interior glass. If there is a glass entrance door windex works great. If there is a tile floor it may only need a neutral cleaner. Wood and laminate floors use special cleaners like Bona.

The trashing loop uses can liners for both the desk trash and the large barrel on wheels. Getting the right size and thickness is important. The barrel on wheels can carry a tray and apron for additional supplies. For small accounts the janitor doesn’t need the barrel on wheels, however, it is wise to double bag the can liner incase it leaks.

Here are the steps to clean a basic tile floor. Sweeping is the first step and will require a broom to collect the heavy debris. Then the janitor will use a dust mop to collect the fine dust. Mopping of the floor is next and there are several types of mops and a variety of cleaners depending on the flooring in the office or business.
