Tucson Janitorial Inspections

Everybody is watching, so do a good job. Part of our system is inspections of our accounts and the real secret is to do them consistently. Our inspection list is a proven checklist that we are constantly improving to give you a high level of janitorial service.

The inspections really add up during the course of a year. There are plenty of details and it's easy to overlook something. Having an inspection done helps everybody stay on course. Let's take a peek at some of the items we look for when inspecting: is the front door glass cleaned, are the lobby magazines in order, are the reception counter clean, are there bowl rings? To name a few…..

Desert Cleaning knows the secret is having regular inspections. Someone asked me if I still have inspections on accounts that have no complaints? Yes, and that could be why they have no complaints. The bulk of the office cleaning is the on site office cleaner. When we do an inspection it is to help the on site janitor as well as providing a high level of janitorial service to the account.

The inspection is part of our service with no additional cost. Some companies don’t do inspections  and it’s part of their low bid. We know if we do regular inspections it adds up during the course of the year and is appreciated by the office manager. Phenomenal.

Most companies skip the inspection to save money. Do they really save? If you are looking for a  great janitorial service here in Tucson then give us a call. We’ll come to your office to tour and  discuss your needs. Then, we’ll give you a comprehensive Quote.

Can You Afford a Cheap Price?

Yes, then please keep our phone number and call us when things blow up. .. . We provide all the basic services and any additional details you request. Our program is customized just for you and we use state of the art cleaning methods. We have been in the office cleaning business for 42 years in Tucson and love what we do, and it shows.

In our system we don’t disturb files or papers… in your offices or business when cleaning. It only makes sense and we tell our janitors when in doubt don’t move it. It mainly applies to dusting, however, some offices keep files and papers on the floor so the janitor has to be careful when trashing and vacuuming the offices.

The lobby, there is trash to be emptied, floors to be cleaned, magazines to straighten and front door glass to clean to name a few. Also, part of the lobby is the receptionist's area which may have glass and a counter to clean. I have been in offices as a customer and it just felt dirty and germ infested in the lobby. I think this happens when the staff uses a back entrance and nobody pays attention to the lobby. Next thing you know it’s a real mess.

Office cleaning details are many and not all apply to each office or business. After the basic services are covered the details can make or break an account. I just covered a few in the lobby and now I’ll mention a few others. The conference room chairs need to be cleaned and straightened, trash can liners replaced if needed, clean inside the microwave, and put trash cans back in the right spot. All this adds up to a great janitorial experience for you and your clients, everyone wins.

Many of the great hygiene programs are soap in the restrooms. I know that is a phenomenal concept.I was at a building this week that didn’t have any soap in the restrooms. Then I found out that they haven’t had soap for a few weeks. This is what I mean about a cheap Price.. Remember to contact us if things don’t work out, if you go that route.

Low Bids & Trash and Dash

Say what?  The term “trash and dash” is used when the janitor starts skipping services. The main reason is usually from giving a low bid. I have heard it from property managers and office managers over the years. I’ll explore the trash and dash and low bid in this article, onward.

I’ll start with the low bid. Most office managers want to save money and that makes sense. However, when the janitor service bids low they eventually figure out that they are losing money and this is how the trash and dash started.

In Tucson the lowest bid can indicate they are desperate for work or their business model is set up for high volume. We have seen them come and go leaving a trail of dirty offices and unhappy office managers and property managers.

The trash and dash may be on their plan to get in and out quickly and supposedly make more money. Rather than do the job right and get paid a decent price. I’m not going to change things but it is amazing how some operate. I have seen  it over the years in the janitorial  business.

Are the references on a company’s letterhead or just a quote on their website. This could be a warning signal. Another reason to look at references is it will indicate how they’ll work with you.The more references the better. Also, if the references are over a period of years.

Tucson Office Once a Week

Office cleaning services once a week. This area is in an older part of Tucson with a mix of offices. In the central part of Tucson I'm very familiar with because my office was in this area for most of the 1980’s. I’ll discuss a variety of office cleaning topics that I hope you will like.

This article is about a microfiber towel. I have a few at home and really don’t like them as well as the white cloth towels. When the microfiber is dry it is horrible to use until it is wet. Also, when it is dry it is hard to fold and it tends to stick together. For drying your hands when wet the microfiber doesn’t want to absorb quickly. But, they don’t shed lint or leave streaks. There are pro’s and con’s to each.

In the restroom bacteria it starts and the smells follow. The trick is to stay ahead of it and keep the restroom clean. The janitor can mask the odor with deodorizers that come in sprays, gels, and urinal blocks. In a heavy use restroom a mid morning cursory clean and checking the supplies is helpful. This is where a day porter helps.

Question your doctor if they wash their hands between patients or use a sanitizer? The doctors that I have talked to use sanitizer. I think both would be best. If they used the soap and water first to remove fluid and matter. Then, use the sanitizer. Try telling that to a doctor and let me know how that works.

Most offices have a janitor’s closet and a few don’t. We have everything in our van, but it is more functional to work out of a janitor room. Plus it’s a good place for the paper products and with shelving it will keep them off the floor and dry. A slop sink that is cut low is best to fill and empty a mop bucket.  A lock on the door is great to keep things from getting legs.

Our Quality Assurance program we developed will give the client the highest level of office cleaning available. So when you come to work in the morning the office cleaning won’t be an issue. Part of this program is the inspectors. Our inspectors have years of experience and are the best in Tucson. Another part of the program are the front line janitors and we attract the best of the best in Tucson because of our reputation and management.

Call us you’ll be glad you did.

Clean the Desert

Years ago in buildings all across Tucson you would find a bar of soap next to the sink. When folks realized how messy and unsanitary it  was along came the refillable dispenser and it seemed to solve the problems. What is the best soap dispenser now? Let’s find out in this article.

Soap guru’s say the refillable soap dispenser gets contaminated and the soap cartridge is the best. The refillable dispenser is not sealed and open for contamination. Then when the janitor refills the existing contaminated soap the new soap will be contaminated as well. Not good.

The sealed soap dispenser is the best and less messy. They aren’t really exposed to the elements which helps. The sealed container is easy to change and low maintenance. The sealed soap container is more likely to be used than the bar of soap, maybe because the bar of soap looks bad too.

Office building restrooms the floor drain needs water poured down it every few weeks. If a foul odor is in the restrooms the water should take care of this. The wall under the towel box needs a regular cleaning because of the accumulation of hand splashes and the restroom mirror.

Tucson Dusting

desertcleaning.com
Or Call Scott 520 722 6776

Our problem here in Tucson in the office cleaning world is dusting. Tucson is a dusty place, a dust bowl. When you add in paper dust and human follicles to make a real dusty office. Office cleaners that start skipping the dusting in an office are creating a real project down the road. It has to be done consistently to stay ahead of the dust here in Tucson.

Number one duster used to combat the dusting is the feather duster. The feather duster was invented in the 1800’s in a broom factory. It is still used today for its efficiency and speed. We still have them in our toolbox for versatility and results here in Tucson.

The damp microfiber towel is a great way to remove dust in the office. It takes longer to use, so we use it in special situations. Microfiber has many uses. There are microfiber duster gloves and other assorted dusters on the market. The prices are a lot less than the standard duster as well. Dusting is a never ending job here in Tucson.

Desert Cleaning doesn’t move papers on the desk or on top of file cabinets when dusting unless we are given the green light. We dust around, behind, and under certain items on a typical desk and if you have specific procedures to follow let us know. When in doubt don’t move it, is our saying here in Tucson.

In Tucson dusting is important year round because we live in a dust bowl. I hope you enjoyed this brief look at dusting and if you are having problems with your janitorial service please contact us and put our experience to work for you. Thanks!!!

Tucson Janitorial Services

Emptying trash is one of our basic services . This consists of emptying all trash cans in your office and restrooms. Also, we replace the liner as needed, which means some get replaced every service and others can go a while. Then, we use larger can liners in the cans so they don’t get pulled in the can. Email me if you have a question or thought.

Can a restroom smell and nobody has used them? It might be the floor drains. There are a couple of solutions that usually work. The first is to pour water down the drain to prevent the smells from coming up. The second is a rubber cover for the floor drain that keeps smells at bay.

Let's talk about cleaner/disinfectants. These are products that are two in one. They work well in removing soil and matter, then disinfecting, saving time and money. They are used in wipes as well which have many uses in commercial office cleaning. NCL has an excellent product out, call Scott.

The red can liners are used for? Red can liners are used mainly in medical facilities for hazardous waste. There are services that pick them up and incinerate them out of Tucson. Years ago the janitor was involved in the handling of the red bags.

Janitors will have a few duties outside to clean at some offices. Here’s a partial list: clean front door glass, vacuum mats, empty outside trash containers, clean drinking fountain, clean any outside tables…. We had an account that required the cleaning of the water fountains and filter. Some outside windows that have hard water buildup.

Tucson office cleaning needed Vacuums

Let’s visit some vacuum history so we can see how far we have advanced. The article will be general in content and not just the commercial vacuum. I’ll have to do a little more research on the commercial vacuum for a future article. So, let’s get going.

First, the non-electric vacuum that was invented in the 1870’s. It was a sweeping success and the power came from a hand crank while the operator maneuvered the vacuum with the other hand. I can’t imagine doing that.

Electric vacuums surfaced about 30 years later. It was a huge unit that was horse drawn and hoses were put through windows to vacuum each room. A few years later vacuums came with different attachments and were the modern vacuum of the time.

The 1970’s James Dyson started to develop a vacuum without a bag. Now there are many types on the market. The commercial vacuums we use have longer cords, thicker cords, wide wheels…. The commercial vacuums are made to run a few hours at a time, compared to the one most people use at home.

Tucson North Janitorial Services

The north Tucson area the four services for office cleaning are: trashing, restrooms, floors, dusting/details. Let’s explore each area and show you part of our system for cleaning offices. These are the basic services for commercial janitorial in north Tucson. See our website at desertcleaning.com, you’ll be glad you did.

The starting of an account in north Tucson the restrooms are first on the list. If the janitor forgets to do something in the restrooms then while they are cleaning the rest of the building they might remember and go back to the restrooms and fix the oversight. Security is number one followed by toilet paper in importance at all accounts.

Emptying trash is a big part of the janitorial service. This is when the janitor can look at the can liner and replace it. Dumping the desk trash into a large barrel on wheels that has a can liner helps to keep the carpet clean. Trash removal is time consuming, doing it right helps. Phenomenal.

Goofing off takes the most time for the janitor. It is critical on a bid tour to be aware of the flooring type and how long it would take to clean. We were cleaning a machine shop and the office area had metal shavings that took extra time to vacuum. When the floor is a hard surface it takes twice as much time compared to carpet, because it requires two passes.

Many of you that read my articles all the time know how important goofing off is in an office for the janitor. The dusting is easy to skip and that is why companies lose accounts. I’ll cover details for office cleaning in a future article. North Tucson is in the center of our great Tucson.

Does a Low Bid Save?

We have been an office cleaning specialist here in Tucson for 42 years. I say this because we provide quality service at a reasonable price. If you go with the low bidder please keep our number and feel free to give us a call when things go sideways.

We have seen janitorial companies come and go. They give low bids to try and get business. Then, they cut corners and skip services to make up for the low bid. In this situation everyone is frustrated and it usually ends badly. So, please keep our number and give us a call.

National janitorial franchises have a salesperson run around and bid low. When they get accounts they hand it off to a franchisee that can’t make sense of the low bid. They start cutting corners…. Again, everyone is frustrated. A lose lose situation for sure.

Years ago we had a government contract for cleaning for years that they had to put out for bid. The company that won the bid was less than minimum wage. The account has had problems since then and everyone is frustrated. Not good.

Does the low bid work occasionally? Not that I have seen, office managers go with a company that has no insurance but they were the low bidder and they know what they are doing. The key is to do your due diligence and if things don’t work-out give us a call, that’s all. So, what does a low bid really save? Nothing.

The conclusion about the sanitizer vs. soap/water debate. The answer is to use soap and water first then sanitizer. Why? Because neither one is 100%. Let me know what you think.

You can judge how a business is run by looking at the restrooms. Most of the time it is true. If you aren’t getting the proper restroom cleaning at your offices, call or email me. Maybe because I’m in the business I look everywhere I go at how clean their offices are. Warning: Once you start you’ll start seeing things you never noticed before. Same with restaurants, look at the kitchen.

The National janitorial franchises bid low, have a long term contract you can’t get out of, and cut corners to try and have the account make sense. I’ve talked to some very upset office managers over the years and they all say the same thing; bad service and have a few years to go on the contract. I have heard some of the franchisee’s complaining as well. One of the franchisee’s gave the franchise back and he was so upset at them.

Office cleaning in Tucson

Sponsored by Desert Cleaning janitorial services, Inc.

Searching for a new janitor service can be daunting. I want to break it down so it becomes clear and easy. You may have received marketing material from several services or seen a few on the internet. After contacting a few services you will probably want one or two to come out and look at your offices to give you a quote.

On the tour of your offices is when you can tell the janitor service exactly what you are looking for in a service. The janitor service will be taking notes and getting a picture in their head of your offices. It gives both sides a good idea of the service needed.

The phone or internet quote is possible. We are seasoned and after a few questions can put a bid together, usually contingent on seeing the offices. For example, we have bid on offices not built and can get real close on the bid price.

Issuing the same information to the janitorial services is important so you are comparing apples to apples. After receiving all the bids it is time to review them. I’ve heard some office managers have a checklist of important issues for the offices.

Tucson references are the top indicator of the janitor service, much like a person looking for a job. Quantity is important as well as quality. One good reference is fine, but 10 good references leaves no doubt. References tell a story and are like a resume, no doubt.

The insurances are important as well, here are a few to check: liability, workers comp, bond. Why is it important? Well, they more than likely will look to see who does have insurance and that could be the owner of the building.

A search for a new janitorial service doesn’t have to be daunting. Our research shows to go with Desert Cleaning janitorial services, inc.. They are proven, trusted, and tested.

We need a janitorial service in Tucson!

Stop looking. We are Tucson's go to janitor service and are here ready to give you the service you deserve. Our basic service covers four areas: restrooms, floors, trash, dusting. Also, included are basic details: front door fingerprints clean, Lift certain items and dust, vacuum entry mats and vents….

Let’s start with dusting and yes we leave the competition in the dust. What do I mean? It’s simple, we dust and we do it consistently. On bid tours we have seen the other janitors lack dusting and I’m happy.

Also, trashing which seems straightforward. However, if not done correctly it will create carpet spots and take longer to do the job. The trash cans at each desk may need the liners replaced as needed. In the kitchen we may double bag the large trash can depending on usage. Another secret is watching for leaking bags and stopping them quickly.

Restroom surfaces have been designed for cleaning. Most surfaces are smooth for easy cleaning and disinfection of the surface. Filling of all the dispensers is critical, for example: toilet paper, soap, hand towels, seat covers….  Even messy people want a clean restroom. Phenomenal.

Top to bottom cleaning the floors usually are last on the list to clean. Carpet is one pass with the vacuum where tile floors need two passes, a sweep and then mop. There are several types of flooring surfaces with different maintenance requirements.  Laminate and wood flooring  are not wet mopped with water. We see luxury vinyl now.

This is a cursory look at the four basic areas of janitorial services. I’ll cover the details of office cleaning in a future article. If you want proven results then see our references and fill out our online quote form. You’ll be glad you did.

Janitorial bid in Tucson

desertcleaning.com

Who wins when the office cleaning goes to the lowest bid? Nobody. The property manager pays for the savings in phone calls and wasting time with complaints. The tenants aren’t happy with the services and the office cleaning company is unhappy because they aren't making any money and receiving complaint phone calls.

Property managers have ugly stories about when the business went with the lowest bid. Our sales team was on a bid recently and the office manager showed them a video of the current janitor pushing a vacuum straight down the hallway and that was it. It is a shame when someone bids low, cuts corners, and then goes out of business, it makes us all look bad.

When the office manager takes a low bid then has complaint after complaint it becomes time consuming and frustrating. I had a manager tell me her boss told her to just deal with the complaints. We give a fair price and do the job. Please see our online quote form for a fast response at desertcleaning.com. There is a difference.

Many of the cost cutting and skipping of services I’ve been told are bizarre. Skipping one or two days a week to save money, now that’s a business model they don’t teach in school. If this sounds familiar don’t hesitate and give us a call, you’ll be glad you did. You should see some of the photos we have taken on bid tours. We have photos of restrooms that animals wouldn’t enter.

Just say No to the National Janitorial

Go to desertcleaning.com     Tucson, Arizona

The equinox is almost here in Tucson and if you are looking for a local janitorial service you are at the right place. Take a look at our website and references. Please fill out our online form for a fast response. We have been in the office cleaning business for 42 years and have a good reputation, see our reference letters at desertcleaning.com.

We are a family owned business and we can make decisions quickly and give you the service you want. We have regular inspections at all of our accounts, even when there are  no complaints. Maybe that’s why  we have accounts for years at a time.

The other choice is a national franchise service. People get lured in by the low bid and the national name. Then they find out how they operate.  We only take a few new accounts at a time, because we’re not trying to be the biggest company in Tucson, we are happy being the best in Tucson.

Communicating with the customer, employees, are a part of any business and the family owned and operated janitorial service is no different. To give the best service to our customers we have a website, emails, texts and mobile phones. Also, good old regular mail.

Taking photos with a smartphone sure has eliminated many problems in the office cleaning and janitorial services.

Do you want a local janitorial service that you can talk with and get the job done or a national janitorial service that makes excuses and tries to lock you in a long term contract? We have seen businesses take the low bid and others get the service they want. Phenomenal.

The Best Commercial Cleaning in Tucson

desertcleaningtucson@gmail.com

Outside cleaning is a service we have been providing for over 30 years and whether you need it once a week or seven we can handle it. Our services range from emptying outside trash containers to spot cleaning vacant suites. We can customize our services to fit your needs. Call or email us and let’s get started, thanks!

The janitor can’t skip dusting because it is important. The area I want to talk about is restroom dusting. This is an area that many companies don’t do. Some spots to dust in the restroom are the tops of the partitions, baseboards, and wall tile. Also, vents and any lighting fixtures….Dusting in the restroom is especially important because germs and smells can make the dust a real sticky mess.

Security of your office is at the top of the list of importance for the janitor. Locking the doors we use and setting the alarm when we leave is paramount. Nobody wants to come to work in the morning and find the door unlocked. I can’t count how many times we have arrived at an account to find the door unlocked. We follow instructions on what to do.

All Supplies are discussed on every bid with the office manager. It’s simple when you think of the supplies as two parts. The first part are the cleaning supplies to do the actual cleaning. The second part is the supplies needed in the restrooms, the “consumables.” The question is who will supply and pay for them? We always pay for the first part and will work the second part so it makes sense for you. Give us a call and see the difference.

If you need a new janitorial service in Tucson see our website at desertcleaning.com. Fill out our fast, free online quote form and let us show you the best commercial cleaning in Tucson.

What is the number one priority in the janitorial service business? Security. The janitor can forget to empty a trash can but they can’t forget to lock the door when they leave and in most offices set the alarm. And, if there is a gate be sure it is locked. We use one door for in and out.

Towels aren’t as important as toilet paper, however, people get frustrated if they wash their hands and there are no paper towels to dry them. In the commercial office cleaning industry there are three main types of paper hand towels: multi-fold, c-fold, and roll. It’s important to have enough, but not too many, paper hand towels so they aren’t wasted when being pulled out.

The janitor closets in many offices are forgotten. The room stores the cleaning equipment for the janitorial crew and holds the toilet paper, hand towels, soap.....  A good janitor room has a low cut sink with a hose to fill a mop bucket…... and shelves that are great for keeping paper products dry. If it is a large building it should have a mounted lockbox for the keys.

Gloves are an important part of the janitor’s job. Gloves should be worn at all times while cleaning. As I mentioned in a previous article there are two main types of gloves: disposable and reusable.  Both are great and serve a purpose. The disposable are great because they throw them away after one use. The reusable ones are great because you can use them time after time. Some you can wash while still wearing them, then hang them to dry for next service.

Dirty shoes are the ones that carry in the most dirt that gets ground into the carpet. The secret is having mats inside and out at the entrance of the offices. They are easy to clean and can be replaced. Also, the janitor can sweep the outside entrance area, this really helps. Last, I want to say that a well maintained vacuum is important for cleaning nightly. Tell a friend.

Tucson Local Janitorial

What are some of the sized barrels on wheels to collect trash? The most common is the 55 gallon and the 35 gallon. The smaller size is great for the smaller account for maneuverability. The larger sized barrel is usually left at the account and won’t need to be emptied as often. With the larger barrel if the janitor watches how heavy the trash can liner is getting they can remove the liner when it is partially full. Call Scott at 520 722 6776.

The barrel on wheels can be used to carry cleaning supplies. There are trays and aprons available. The trays are curved and hang on the inside of the barrel. The apron wraps around the outside of the barrel and has numerous pockets. Also, we put extra toilet paper and hand towels in the bottom of the barrel under the can liner in the barrel.

Many other accessories and ideas that the barrel on wheels has available. Some examples: a push cart that holds two barrels, one for recycling trash and one for regular trash, lids or covers, trays that go all the way around the outside of the top part of the barrel.

I wish this article on office cleaning trashing in the 85705 zip code in Tucson, Arizona helped you. I covered some topics a little more in depth, like the barrel on wheels. There are many details in the janitorial business and the janitor can’t miss any of them or the complaint phone will ring the next day.

The Official and Original Desert Cleaning in Tucson

Desert Cleaning janitorial services, inc. is the official and original commercial janitorial service that started here in Tucson in 1980. There are a few companies here in Tucson that use our name in part. In a way it’s flattering, but overall it’s not the way to conduct business. Please see our reference letters and let us make you a satisfied account. Thanks!

Our people are number one and it shows. We have the best of the best. Our whole team of people from the office staff, supervisors, floaters, and janitors all make it run like a Swiss watch. That’s how we provide you the ultimate office cleaning experience.

Carpet spots in offices sometimes are impossible to remove. The office manager may need to have the carpets cleaned or even dyed. Also, we check with the local chemical store to see if they have any ideas. Here’s a few common tough stains that we have had over time: rust, pet urine, ink, bleach….

Most offices have the occasional stain. The stains are usually soda or coffee, both are water based and can be removed. It really helps to know what made the stain so you know what product to use. When we don’t know what caused the stain we test a small area first. Then there are the oil and gum stains that aren’t impossible to remove. It’s a real test.

In keeping the stain from reappearing we will put a few towels over where the stain was and put a  few bricks or something heavy on the towels. By doing this it will help pull out any remaining stain and hopefully prevent the stain from reappearing for good.

Don’t forget to read the label on the product you will be using. in most cases never pour the chemical on the spot. Wear the proper gloves and don’t play chemist and mix chemicals. When you are not sure what to do, ask someone that does.

Call or email us, or fill out our fast free online quote form. See our references.

The Tucson number one janitorial service knows the number one concern for the janitor is security. Security is number one for many reasons: easy entry for thieves, and vandals are just two of them. Both of these situations could be costly and is the reason it goes to the top of the list of importance for the janitor in Tucson.

Next item in order of importance is toilet paper. I have to tell you this week I was at a building and for hand towels they had a roll of toilet paper on the counter. Anyway, toilet paper is number two for obvious reasons. If the owner wants an inexpensive toilet paper they will find out in the long run it costs about the same. Plus, the employees and customers are annoyed and double up on the paper. Most managers use two ply at our accounts.

All the details that you request we created an important items list we keep in your file. This is very important and each account is unique. For example: hidden trash cans that could be missed unless you knew about them, putting smell gels in the owners restroom…. This is part of our system that all comes together to give you a high level of janitorial service here in Tucson, Arizona.

What is the difference between a commercial vacuum and a household vacuum? To start with they have different names. The commercial vacuum  has heavy duty wiring and cords for longer run times. The price is higher on the commercial vacuum. From switches to wheels  the commercial vacuum is used daily and has to be built with that in mind, a lot stouter. We use a wide variety of vacuums.

What to look for on an inspection. Window sills are a good place to start because they are easy to forget. Lift up the blinds and look to see if the sills  were dusted. In the receptionist's area move a few things around and see if there is any dust. The restrooms need to be dusted and checked as well: tops of partitions, vents, baseboard, and countertops, and mirrors.

Number one problem here in Tucson in the office cleaning world is dusting. Tucson is a dusty place, a dust bowl. When you add in paper dust and human follicles to make a real dusty office. Office cleaners that start skipping the dusting in an office are creating a real project down the road. It has to be done consistently to stay ahead of the dust before it is a problem.

Reliable dusters used to combat the dusting are the feather duster. The feather duster was invented in the 1800’s in a broom factory. It is still used today for its efficiency and speed. We still have them in our toolbox for oldtimers.

The microfiber towel is a great way to remove dust in the office. It takes longer to use, so we use it in special situations. Microfiber has many uses. There are microfiber duster gloves and other assorted dusters on the market. The prices are a lot less than the standard duster as well. The dusting is a never ending task here in Tucson because of our location.

We don’t move papers on the desk or on top of file cabinets when dusting unless we are given the green light. We dust around, behind, and under certain items on a typical desk and if you have specific procedures to follow let us know. When in doubt don’t move it is our motto.

Dusting is important year round because we live in a dust bowl. I hope you enjoyed this brief look at dusting and if you are having problems with your janitorial service please contact us and put our experience to work for you and your company. There is a difference.

Tucson Office Cleaning #1 Security

The number one concern for the janitor is security. Security is number one for many reasons: easy entry for thieves, and vandals are just two of them. Both of these situations could be costly and is the reason it goes to the top of the list of importance for the janitor.

Second item in order of importance is toilet paper. Call us 520 722 6776.

Keeping track of the details that you request we created an important items list we keep in your file. This is very important and each account is unique. For example: hidden trash cans that could be missed unless you knew about them, putting smell gels in the owners restroom…. This is part of our system that all comes together to give you a high level of janitorial service here in Tucson, Arizona.

Tucson Office Cleaning Services

Janitorial services use different vacuums used to clean your offices. We use cordless uprights, backpack, and mini vacuums mainly. The upright vacuum gets used the most to clean offices, medical, and banks.... The mini vacuum is great for detailing under desks, and hard to reach places. Currently, we are using mostly cordless vacuums.

In our system we have calls for the janitor to not vacuum an area when there is a meeting taking place. A meeting is two or more people and unless we get the green light to vacuum that area we leave it alone. It is part of the informal structure and usually is not a problem.

Our affordable office cleaning program  includes the restrooms. As you may know, restrooms are the most important part of the office cleaning experience. Restrooms are a breeding ground for germs, so it is high on the list for disinfection. Less worker down time and the impression it makes on clients.

Are you looking for a janitorial service in the daytime? We can handle that and at an affordable rate. Most office janitorial work is done at night, however, there are offices needing the daytime service and that is where we come in and fill the void. It may cost more because of the staffing requirements and time delays.

While office cleaning in the day or night leaves first impressions that make a difference. It starts in the lobby. Not only is this the first impression of your office or medical suite, it's where customers wait to see you and have time to look around.

Janitorial Tucson

Starting a new janitorial account is always exciting. It’s a good high after all the things it took to get to that point. With the right systems everything falls in place: marketing, sales, hiring, supplies. “We want to go with your service” is always nice.”

First, to start a new account is marketing. The website is a good marketing tool for many reasons. The newspaper is still used to market janitorial services  and is the number one tool. Also, newspaper ads work great for selling.

Hiring the right person is an art for each account so the client receives top of the line service and the start of a new account is smooth. The hiring process takes a while to master and some companies hire the first person that comes through the door. The result is the account never gets off the ground. The right person is critical for  success.

Having a system is a must because the time to clean the account is budgeted. The first few nights at an account go over the normal budget, but that is already baked in the price. The goal is to get the account cleaned for the night and let the new janitor get a feel for the offices or business. It all falls together.

Supplies are always part of starting a new account. There are two types of supplies, the supplies to do the actual cleaning and the consumables: toilet paper, hand towels, soap…. Getting the office stocked with the supplies is important. Also, how are the supplies paid.

Top Three Janitorial Services Tucson

Review our reference letters. We let our reference do our talking. References are important for any business. It’s one reason to do a good job. Both current and past references should be checked to see a pattern. The more the better and the time in business matters.

Is time in business important? It can show consistency and stability. Who would you rather hand your keys to; someone just moved here and is starting a new business with no references or a business that is established locally with many Tucson references. I know my choice.

Our Desert Cleaning inspection team is seasoned in office cleaning and inspecting offices for the janitorial work. These inspections are another tool that leads to a good reference. When you bid low and cut corners it may be hard to get a good reference, if any.

The current references can be a name and phone number or a testimonial in letter or email form. The current reference is usually the point of contact and is best on the company letter head. Most common topics are how long they have done business with the janitorial service and do they work well with the cleaning service. Are they happy with the service?

Contact us or see our references at desertcleaning.com. Also we have a fast free online quote form on the web site. Tell a friend.

Day Porter Janitorial & Shopping Centers

We need a day porter. Desert Cleaning janitorial services, inc. cleans day or night.and guarantees their service. There are pro's and con’s with each service. In the following article I’ll cover some of these and some other items too.

Are you looking for daytime cleaning? Here are a few of the more common facilities that need daytime service: churches, high security businesses, and some businesses feel better having the daytime service. But it costs more for daytime. See below.

Will it cost more for the daytime janitorial service? Yes, most cleaning is in the evenings and weekends, so staffing becomes an issue. We have a few day accounts and they can work. Some of the employees of the account can get annoyed. Also, it takes longer because of having to stop and go and wait for people in meetings and on the phone.

If you need daytime janitorial or day porter service. Call or email us you’ll be glad you did. Visit desertcleaning.com or email desertcleaningtucson@gmail.com or call 520 722 6776.

Office Cleaning Service

These are a few key items to look for when hiring a Tucson office cleaning service. If you are looking for the lowest bidder then stop reading, it’s a “no brainer.” In this article I’ll cover references, how long have they been in business in Tucson, are they just a national franchise or a quality local janitorial service.

Office cleaning reference letters are very important in the bid process. A new company may not have any and could be a risk. An established company with no references is a red flag. References show a pattern of getting the job done with people that are trustworthy and easy to work with.

Most important issue is how long have they been in business here in Tucson. This shows how stable they are and if their heart is really here. Are they going to close shop and skip town?

Are the janitorial services hiding behind a national franchise name? You will wind up paying for the money you save. Over the years I have talked to many unsatisfied office managers that went with a franchise thinking they must know they are doing. That’s why they called Desert Cleaning, because of our good reputation

Desert Cleaning has been in the office cleaning business in Tucson for 42 years and there is a reason we do the job. See our link to references on our home page. Also, we have a few employees that have been with Desert Cleaning for over twenty five years. Call us and see the difference. Tell a friend.

Tucson Trash and Dash

In Tucson “trash and dash” is used when the janitor starts skipping services. The main reason is usually from taking a low bid. I have heard it from property managers and office managers over the years. I’ll explore the trash and dash and low bid in this article today.

First, I’ll start with the low bid. Most office managers want to save money and that makes sense. However, when the janitor service bids low they eventually figure out that they are losing money and this is how the trash and dash started.

The lowest bid can indicate they are desperate for work or their business model is set up for high volume. We have seen them come and go leaving a trail of dirty offices and unhappy office managers. And we get the call.

The trash and dash may be on their plan to get in and out quickly and supposedly make more money. Rather than do the job right and get paid a decent price. I’m not going to change things but it is amazing how some operate. I have seen  it over the years here in Tucson.

The first thing to do is to check references. Are the references on a company’s letterhead or a made up quote on their website. This could be a warning signal. Another reason to look at references is it will indicate how they’ll work with you.The more references the better. Also, if the references are over a period of time works.

Our Company needs a Day Porter for a shopping center

desertcleaning.com

Desert Cleaning is the city's go to day porter service since 1993 and provides day porter service for shopping centers, businesses, and office buildings. Whether it is once or seven days a week you can expect a high level of day porter service. Please contact us and we can provide a list of services, or if you already know what you want you can email it to me at desertcleaningtucson@gmail.com. We look forward to talking with you.

Kitchens are important at many offices, and for good reason. This is where you eat lunch or take a break Knowing this we take it to heart and do our job. Microwave  and refrigerator clean in and out, clean sink, counter tops, and tables, empty trash, sweep and mop floors…. If you are tired of cleaning up after your current janitor then give us a call or fill out our online form. You’ll be glad you did.

Bowl rings in the toilet should be removed and there are a few ways to do this. Pumice is the preferred way. The pumice should be used wet and gives the best results. Griddle screen works, but be gentle when using it. Chemicals claim they will remove rings, but I haven’t seen any that work separately.

Desert Cleaning janitor’s, when cleaning at your account, can wear identification like: hats or shirts with our company name on them, and or a laminated ID card with the employee name and our company name. You can request this additional service, just let us know. If you have questions let me know. See our references at desertcleaning.com and thanks for inquiring.

We are looking for a Janitor in Tucson

Call us at 520 722 6776 or see our homepage and fill out our fast free online quote form

We have four basic service areas and they are: trashing, dusting, restrooms and floors. Then all the details with each. So, let’s dive right into it and review each service. Tell a friend.

Number one is trashing an office that requires a barrel on wheels, can liners for the barrel and desk trash cans, a spray bottle and paper towels. There are usually desk trash, kitchen trash, and restroom trash that need to be emptied and taken to the dumpster. The janitor will use the barrel on wheels to dump all the trash in before taking it outside to the dumpster.

Number two is the nationwide number one complaint is dusting. When it comes to dusting we leave competition in the dust. Why? Because we include dusting in our routine on a consistent basis. I know, I know it’s hard to believe it is that simple. Some janitorial services must think that no one will notice, but eventually they will and they lose an account. Good  for us.

Number three on the list of the big four is restrooms. We try to service the restrooms first at an account in case you forget to do a task while you are still in the building. The commercial office restrooms are built to keep clean. What do I mean? If you notice all the surfaces are easy to clean, for example: ceramic tile, stainless steel, mirrors. metal partitions, toilets.

Number four on the list are floors. There are wood, tile, and carpet floors in general to take care of in the commercial office setting. Wood and laminate flooring has a different system and products we use, because you can’t use a wet mop on them for starters. An important item for carpet and tile is mats at all entrances, ideally both in and out saves the floors not time.

Does a Low Bid Save?

Our janitorial service has been an office cleaning specialist here in Tucson for 42 years. I say this because we provide quality service at a reasonable price. If you go with the low bidder please keep our number and feel free to give us a call when things go sideways.

We have seen janitorial companies come and go here in Tucson. They give low bids to try and get business. Then, they cut corners and skip services to make up for the low bid. In this situation everyone is frustrated and it usually ends badly. So, please keep our number and give us a call or email, you’ll be glad you did.

Most national janitorial franchises have a salesperson run around and bid low. When they get accounts they hand it off to a franchisee that can’t make sense of the low bid. They start cutting corners…. Again, everyone is frustrated. A lose lose situation for all.

Desert Cleaning had a government contract for cleaning for years that they had to put out for bid. The company that won the bid was less than minimum wage. The account has had problems since then and everyone is frustrated. Phenomenal.

Does the low bid work occasionally? Not that I have seen, office managers go with a company that has no insurance but they were the low bidder and they know what they are doing. The key is to do your due diligence and if things don’t work-out give us a call, that’s all. So, what does a low bid really save?

Some people shop for a price and others get the service they want.

The trashing loop is one of our basic services. This consists of emptying all trash cans in your office and restrooms. Also, we replace the liner as needed, which means some get replaced every service and others can go a while. Then, we use larger can liners in the cans so they don’t get pulled in the can. Email me if you have a question. Onward.

The restrooms smell and nobody has used them. It might be the floor drains. There are a couple of solutions that usually work. The first is to pour water down the drain to prevent the smells from coming up. The second is a rubber cover for the floor drain that keeps smells at bay, or both works.

Now let's talk about cleaner/disinfectants. These are products that are two in one. They work well in removing soil and matter, then disinfecting, saving time and money. They are used in wipes as well which have many uses in commercial office cleaning. NCL has an excellent product that works great.

Red can liners are used for? Red can liners are used mainly in medical facilities for hazardous waste. There are services that pick them up and incinerate them out of Tucson. Years ago the janitor was involved and now we aren’t.

The janitor will have a few duties outside to clean at some offices. Here’s a partial list: clean front door glass, vacuum mats, empty outside trash containers, clean drinking fountain, clean any outside tables…. We had an account that required the cleaning of the water fountains and filter. Some outside windows and elevators….

Tucson Janitorial References

Reference letters are important in any business, especially the janitorial business. Our references are on our homepage under satisfied clients. In addition to the letters we have received we can provide phone numbers to other account references. Our company is here to serve your janitorial needs, let us show you the difference.

Desert Cleaning's quality assurance system works and the good news is it is built in the price. What it does is assures you get a high level of janitorial services. Our inspection team is seasoned in both cleaning and inspecting. They have a checklist to follow that helps with consistency in the quality assurance system.

The business is the side that really counts for references. There are some additional services I want to talk about. They are the cleaning of the phone, keyboard, mouse, and computer screen are additional services we provide. When the desert clean they help with the employee morale and add uniformity to the office. If you have cleaning products you want us to use just let us know the products.

Take note how important gloves are in the office cleaning world. There are many types available, however, there are two basic types; disposable and reusable. I prefer the re-useable mainly because they are less likely to rip. Also, when done for the day you wash them off until next time. The disposable gloves are great when finished for the day just throw them out. Gloves come in different thicknesses and sizes.

A while back, I was at a building that had restrooms that exit to the outside world. It can have a benefit when it needs airing out, but costly if it doesn’t lock properly. Bums like to steal supplies and it gets costly and annoying. Also if the door doesn’t seal properly the dust and dirt can blow in quickly and make a mess. These additional costs have to be figured in the bid. Any questions give us a call at 520-722-6776.

Tucson Office Cleaning Every Other Week

Tucson for office cleaning services every other week. This area is in an older part of Tucson with a mix of offices. In the central part of Tucson I'm very familiar with because my office was in this area for most of the 1980’s. I’ll discuss a variety of office cleaning topics that I hope you will enjoy.

Let’s start this article with a microfiber towel. There are pro’s and  con’s.

With restroom bacteria it starts and the smells follow. The trick is to stay ahead of it and keep the restroom clean. The janitor can mask the odor with deodorizers that come in sprays, gels, and urinal blocks. In a heavy use restroom a mid morning cursory clean and checking the supplies is helpful. Restrooms made an impression in the news.

Ask your doctor if they wash their hands between patients or use a sanitizer? The doctors that I have talked to use sanitizer. I think both would be best. If they used the soap and water first to remove fluid and matter. Then, use the sanitizer. Try telling that to a doctor and let me know how that turns out.

Many offices have a janitor’s closet and a few don’t. We have everything in our van, but it is more functional to work out of a janitor room. Plus it’s a good place for the paper products and with shelving it will keep them off the floor and dry. A slop sink that is cut low is best to fill and empty a mop bucket.  A lock on the door is great.

The Quality Assurance program we developed will give the client the highest level of office cleaning available. So when you come to work in the morning the office cleaning won’t be an issue. Part of this program is the inspectors. Our inspectors have years of experience and are the best in Tucson. Another part of the program are the front line janitors and we attract the best of the best in Tucson because of our reputation.

Is Dusting included?

Janitorial Insurance

Note: Contact an insurance expert with questions and don’t rely on the information in this article.

Most janitorial services have liability and workers compensation insurance. There are many reasons to have insurance and the coverages vary: lost key, property damage, and some lawsuits…. Let’s take a look.

The two types of  claims; claims made and per occurrence for the janitorial industry. Other important items are; policy limits and certificates of insurance that most office managers need to know and want. Usually, insurance agents will send a certificate of insurance to the office manager if requested. In Arizona the state law says it is mandatory for employers to have workers’ compensation insurance covering their employees. Check this with your insurance agent. Also in Arizona, workers’ compensation is a "no fault" system which means an injured employee is entitled to receive benefits for an industrial injury, no matter who caused the job-related accident for them.

Risk management is a never ending process and can make a difference. When we were cleaning a mine they got us in tune with safety and risk management. What is risk management?  Preventing an accident before it happens. Walk around your office and look for things that could be a problem and fix them. Your insurance agent will love you.

The liability policies usually cover bodily injury medical expenses, and the lost work hours involved. Our office and accounts are covered. Another area covered is property damage. When an employee damages property while on the job it is usually covered. Also, factor in the deductible. When something happens it is nice to have insurance.

The alternative is a national franchise service. People get lured in by the low bid and the national name. Then they find out how they operate.  We only take a few new accounts at a time, because we’re not trying to be the biggest company in Tucson. We are happy with a good reputation.

Talking with the customer, employees, and other parties is a part of any business and the family owned and operated janitorial service is no different. To give the best service tovare customers we have a website, emails, texts and mobile phones. Also, good old regular mail.

Taking photos with a smartphone sure has eliminated many problems in the office cleaning business.

You have a choice,  a local janitorial service that you can talk with and will get the job done or a national janitorial service that makes excuses and tries to lock you in a long term contract?

Lowest bid

Guess who wins when the office cleaning goes to the lowest bid? Nobody. The property manager pays for the savings in phone calls and wasting time with complaints. The tenants aren’t happy with the services and the office cleaning company is unhappy because they aren't making any money and receiving complaint phone calls on top of that.

Office managers have ugly stories about when the business went with the lowest bid. Our sales team was on a bid recently and the office manager showed them a video of the current janitor pushing a vacuum straight down the hallway and that was it. It is a shame when someone bids low, cuts corners, and then goes out of business, it makes us all look bad, don’t you agree.

If the office manager takes a low bid then has complaint after complaint it becomes time consuming and frustrating. I had a manager tell me her boss told her to just deal with the complaints. We give a fair price and do the job. Please see our online quote form for a fast response at desertcleaning.com.

Most of the cost cutting and skipping of services I’ve been told are bizarre. Skipping one or two days a week to save money, now that’s a business model they don’t teach in school. If this sounds familiar don’t hesitate and give us a call, you’ll be glad you did. You should see some of the photos we have taken on bid tours. We have photos of restrooms that animals wouldn’t use.

Microfiber towels… when cleaning offices gets the job done.. It’s used in towels, wet/dry mops, and is sold in Home Depot, Target, and the janitor supply store. The microfiber comes in many colors so you don’t cross contaminate. Most janitors like microfiber  compared to cloth towels because they work.

The microfiber material acquired its name because it is many times smaller than a human hair. Another amazing microfiber item is that it holds nine times the water than a regular cotton towel. The microfiber works better when wet, in my opinion. The wet mops for floors are considered better mainly because of the absorption compared to cotton used.

For wood floors we like to use the Bona products that come with the microfiber flat mops. We give them a thumbs up and our customers are happy. We have noticed that the microfiber towels don’t work well when using lemon oil. We use both.

Other microfiber is man made using a high density weave. It is bacteria resistant and was developed for anti-slip flooring. Also, it is lint free. I have been told that the microfiber wet mop does a great job from absorption to cleaning. We have been switching over to mostly microfiber. However, they both have their uses

Did you know dust mops come in microfiber as well and last a long time. They are the best dust mop on the market and feature conventional slot end sewing. These can be laundered over and over. The microfiber dust mops are produced with continuous filament microfiber yarn and are 100% synthetic, Wow!

Tucson Janitorial Service

Office Cleaning the Best in Tucson

The best office cleaning in Tucson is locally owned. Desert Cleaning takes pride in their work and is always looking for the cutting edge systems for janitorial office cleaning. In the commercial office cleaning world the best services are local services that aren’t a national franchise. The money stays here and the customer gets a high level of office cleaning in Tucson. So who’s the best?

Many companies overlook the empty office suite which collects dust and may even need to have the trash emptied. At many offices the employees use the empty office for eating their lunch and talking on the phone. We treat the empty office like the occupied offices, otherwise it turns into a mess. It’s not that hard to do.

Guess the number one priority for the janitor? The security of the office.. We try to use only a few doors to go in and out of the building and keep them secure when at the account cleaning. Many times we use the back door for taking the trash to the dumpster. Setting the alarm when leaving is important and reporting any lights that are out too.

How to make a D an A with little money and effort in office buildings. We have a building that is a D building and the restrooms are a mess. There are three empty hand towel boxes and they leave a roll of cheap home kitchen roll towels out because they don’t fit the boxes. The toilet paper is never on the holder because it is too close to the wall.... To lock the restroom they  use a latch the same as used on an outside wooden gate.

We are not number one!

View our reference letters, go to the link on our homepage. We let our reference do our talking. References are important for any business. It’s one reason to do a good job. Both current and past references should be checked to see a pattern. The more the better and the time in business counts. Experience counts.

Should time in business be important? It can show consistency and stability. Who would you rather hand your keys to; someone just moved here and is starting a new business with no references or a business that is established locally with many Tucson references.

The Desert Cleaning inspection team is seasoned in office cleaning and inspecting offices for the janitorial work. These inspections are another tool that leads to a good reference. When you bid low and cut corners it may be hard to get a good reference.

Current references can be a name and phone number or a testimonial in letter or email form. The current reference is usually the point of contact and is best on the company letter head. Most common topics are how long they have done business with the janitorial service and do they work well with the cleaning service.

Tucson Office Cleaning

Do You Want the Best Office Cleaning Service?

Desertcleaning.com in Tucson

In Tucson and nationally in the office cleaning world the number one complaint is dusting. Tucson is a dusty place, a dust bowl. When you add in paper dust and human follicles to make a real dusty office . Office cleaners that start skipping the dusting in an office are creating a real project down the road. It has to be done consistently to stay ahead of the dust.Setting up a schedule works.

So the duster used to combat the dusting is the feather duster. The feather duster was invented in the 1800’s in a broom factory. It is still used today for its efficiency and speed. We still have them in our toolbox for versatility when using a duster.

The damp microfiber towel is a great way to remove dust in the office. It takes longer to use, so we use it in special situations. Microfiber has many uses. There are microfiber duster gloves and other assorted dusters on the market. The prices are a lot less than the standard duster as well. The dusting is a never ending task, so stay ahead of the dust., it's not that hard.

Our contract states we don’t move papers on the desk or on top of file cabinets when dusting unless we are given the green light. We dust around, behind, and under certain items on a typical desk and if you have specific procedures to follow let us know. When in doubt don’t move it is a good rule to follow.

Tucson dusting is important year round because we live in a dust bowl. I hope you enjoyed this brief look at dusting and if you are having problems with your janitorial service please contact us and put our experience to work for you and all your office cleaning needs.

Do You Want a National Janitorial Franchise?

The national janitorial franchises have earned a reputation in Tucson for giving low bids, requiring long term contracts, and shoddy work. How do I know this to be true? I’ve heard it over the years numerous times from office managers and property managers telling me their story and the stories were all bad, but the salesperson got paid at the national company.

I have been told that the national janitorial companies have a salesperson running around quoting low prices for janitorial services in Tucson. Then, when they get the account they hand it off to a franchisee. The franchisee isn’t making any money and starts skipping services. The only real winner is the out of town national franchisor. We like a WIN WIN situation, it makes life a lot better for everyone and the money stays in Tucson.

Office cleaning is our specialty and has been for 42 years. We are a local office cleaning company that is family owned and operated. See our list of satisfied customers and If you are tired of cleaning up after your janitor please give us a call or fill out our Fast and Free Online Quote Form and put our experience to work for you.
