November 15th, 2013 Let's start this week with how a property manager, owner, or office manager will put the cleaning out to bid every year to see what the market is doing and see how their current service cost is in comparison, or for their budget for the coming year. The longer dust sits the more time moisture and other elements can mix with it and make it sticky. When it becomes sticky it is harder to remove from the surface and is easy to see. The last loop is when the janitor circles back to double check, sweep, mop, and vacuum.

The team cleaning method we found to be fraught with inefficiency. Plus the above concerns with team cleaning are one person can demoralize the whole team and then the company has a real tough time getting things back on track. Microfiber towels are new, but these towels work much better than the bar mop towels that desert clean has used for so long and still use to this day. Sweeping and dusting stairway's, landing, and hand rails can be time consuming either inside or outside. I'll start by saying we never dust mop stairway's, we sweep them. But first, we dust and clean the hand rails and depending how dirty they get will dictate the method of cleaning and frequency. After that our janitor will start at the top of the stairwell and sweep all the way to the bottom of the stars. Then they will make a pile and sweep it into a lobby dust pan. For gum stuck on the stairs we use the same method I've written about in previous articles.

Dusting to us means removing the light dust that builds up on horizontal surfaces so it doesn't become a greasy build up of dust that wants to adhere to the surface more. Eventually this can become unhealthy and makes it hard to clean. Moisture in the air makes it worse and the circumstances in the offices like air flow etc... Dusting may not require daily attention, however, it needs to be done on a regular basis especially here in Tucson because we live in a dust bowl. From what I see, know, and read the mop bucket, wringer, and mop still hold the top spot for cleaning hard floors. There are other systems that have appeared on the market in recent years, but haven't caught on. Some common sense things like changing the mop head before it starts to smell. I want to quickly talk about paper hand towels that are used in the restroom. They come in two styles, folded and roll. Here in Tucson C-fold and multi-fold are the most common folded style. Roll towels, you guessed it, come in rolls. The folded towels have to have the right size box and placed properly to not over loaded the box or the towels will come out disheveled, a real waste. Next on the list, is toilet paper, and like I mentioned above toilet paper is high on the list for important items for obvious reasons. The best way to dust mop is to keep the mop on the floor and make u-turns at the end of each pass and then the janitor should empty the mop on average every 999 square feet by lifting the mop off the floor a few inches and shaking it firmly to drop the loose impediments. Never bang the dust mop against wall, but use a brush to get the best cleaning results of the mop. Then we retreat the mop by using a retreat spray at least 12 hours before the next use in an office building here in Tucson, Arizona.

Floor stripping removes the old floor finish and refinishing is the process of putting a new finish on the floor. Two janitors are usually required and can cover about 800 square feet per hour as a rule of thumb for just the stripping of the floor.

We use a speed stripper that doesn't require a rinse, but we still rinse the floor. Then we use a quick dry wax that dries in 10 minutes. The speed stripper and quick dry wax saves a lot of time. Most of the time floors don't need to be stripped all the way and just need a good scrub, rinse, and refinish. Remember when putting the floor finish down to only put one or two coats along the walls, so next time you have to strip and wax it will make it easier. Why? Because nobody walks along the wall.

One area that is rarely written about in janitor services is the importance of trash or waste pick-up. This includes changing can liners. An overflowing trash can looks unorganized, but In my opinion the most important thing is the waste that has foul odors and creates an unsanitary condition. We have a number of accounts that we clean once a week or every other week because of their companies budget, but in an ideal world trash should be taken out daily.

Back in the day when emptying and wiping ashtrays was put of the janitor services it made for a messy, stinky trash pick-up, and going home smelling like I was smoking cigarettes all night. The cloth bags are perfect for most offices, commercial, mines where there are anly a few carpet areas and mats to vacuum. Years ago I would take the cloth vacuum bags to the quarter wash once a week and empty them, and use the quarter wash vacuums to vacuum my cloth bags out so they would breath better.

Someone told me that was not really necessary, but didn't hurt to do them. I did that on a couple of Royal vacuum's I started the business with and we still use the Royal vacuums in our line-up. Slowly, we have been switching over to Power flight vacuums with great approval from our employees and customer that have all said good things. The main use of the cart is for trash and when full the cart should be pushed the outside before removing the can liner, incase it is leaking. Speaking of can liners, we use 40 x 48s for our carts and found them to be the ideal size. The can liner thickness is important and we use 16 mic's  for ours. For the shopping centers we clean we use a trash cart with no wheels and strap it to a hand cart, it's easier to push across parking lots.

Still on the subject of can liners, let's talk about kitchen and desk trash can liners. In the tall kitchen trash cans we use the same can liners as we use in the carts, 40 x 48s. They have enough room and tie-off nicely.  When you pull them out they can be used for dumping desk trash into. The desk trash can size we use 30 x 37s can liners which are a lot bigger than the can, but are easier to replace and will hold more trash. The mic's on those are 13 and have been a good fit for Desert Cleaning.

We are always' mindful of the chemical we put in the bottle because the average trigger sprayer is designed for general purpose  products and glass cleaners.

Other products and chemicals can cause the sprayer to gum-up and stop working. We use trigger sprayers for our glass cleaner and have had good success. Our purchasing manager purchases' the glass cleaner in a highly concentrated bottle. Then we mix it in the trigger sprayer bottle.

Another benefit is in the field the janitor can refill the bottle with water when the bottle is getting low and still have a workable product. General cleaners are the same way.

Sanitization is one of the lowest levels of germ control.  Killing the fewest number of germs, sanitization still reduces the germ count by at least half. Recommended for food service and restrooms is sanitization.  Remember,  with germs as you clean you remove the soil that feeds them and without food they don't reproduce.

Then I found out that was not really necessary. That was on a couple of Royal vacuum's I started the business with. We still use some Royal vacuums, however, we have been switching over to Power flight vacuums with great approval from our employees. We use Kathey's Vac and sew for most of our vacuum repairs. There are a couple of new exciting products in the cleaning industry that just came out on the market. The first one which is really cool is a battery powered vacuum with 45 minutes of run time. The battery takes 6 hours to recharge and the price is around $1,200.00 plus extra batteries cost $240.00. I think with the run time at 45 minutes and the high cost, the cordless vacuum just isn't a buy yet. Another new product to surface on the cleaning market is a Clorox product to remove urine stains.
